Pet Policy

West 25th Street Lofts is Pet Friendly. Residents are allowed up to two (2) pets per suite. Each pet will require a non-refundable pet deposit of $300 and monthly pet rent of $35/month. Weight restriction and breed restrictions apply. Each resident will be required to sign a Pet Deposit and Agreement addendum to the Lease which outlines the obligations of our pet owners.

Application Requirements

To process an application, we need:

1. A $25.00 Application Fee per person

2. If accepted an Initial Deposit of $100 is applied toward security deposit to hold suite for 10 days. The full security deposit is required to hold for more than 10 days

3. Two most recent pay stubs per person.

4. Driver’s License or equivalent.

5. Complete and accurate information on application.

Qualifications for Acceptance

1. Applicant’s gross monthly income MUST be at least three times the monthly rent of the suite applied for.

2. Applicant’s monthly debt obligations plus the monthly rent of the suite applied for MUST NOT exceed 38% of the applicant’s gross monthly income.

If the applicant does NOT qualify in both of these categories, we will be unable to approve the application. If the applicant decides not to take the suite after the credit check and approval, or if the Lease Agreement is not completed within 10 days of approval, they will forfeit the entire Deposit.

Security Deposit Required at Lease Signing

1. Amount equal to one month’s full rent

2. Initial Deposit of $250 will be applied toward full security deposit if acce­pted.
